What companies should look for before leasing office space

A practical checklist for teams evaluating a new workplace.

Leasing & expansion6 min read

Leasing office space is a multi-year commitment that touches hiring, culture, and cost. A short, honest checklist helps cut through the noise.

Start with your people

  • Is the location practical for the team you have and the team you want to hire?
  • Can leadership and clients reach it easily?
  • What is the daily experience: light, air, food, parking, and space to break?

Then the building

  • Are the floor plates efficient enough to plan around your headcount?
  • Does the infrastructure support continuous operation, with backup power and modern systems?
  • Is there a credible sustainability story that lowers operating demand?
  • Is the building professionally managed?

Then the commercials

Clarity matters more than a single number. Understand the fit-out options, the flexibility to grow, and how the leasing team works with you. Rates and terms are best discussed directly, against a real requirement.

A simple test

Walk the floor and ask whether you can picture your team there in two years. If the building makes that easy to imagine, it is worth a serious conversation.
